Spring is unincorporated, which means a Spring address can land almost anywhere between Beltway 8 and The Woodlands, mostly along I-45 and the Grand Parkway (SH 99). South of Spring Creek you're in Harris County: Gleannloch Farms, Windrose, Auburn Lakes, Champion Forest. North of the creek, Harmony, Spring Trails and the Falls at Imperial Oaks sit in Montgomery County. Champion Forest and Memorial Northwest are the older end of that map, while Harmony and Spring Trails are some of the newest. Old Town Spring, the old railroad stop off Spring Cypress Road, has smaller garages, single doors, and more extension springs and pre-photo-eye openers than the newer tracts.
Which Spring you live in changes the fix. A torsion spring on a double door in Windrose and an extension setup on an older single door near Spring Cypress Road are not the same job: different parts, different advice. We leave from 15500 Voss Rd on the Sugar Land side of Houston. Off-peak, the run to Spring takes about 45 to 60 minutes by US-59/I-69, Beltway 8 and I-45, or around on the Grand Parkway if you're out west near Gleannloch Farms. Rush hour on I-45 stretches that, so we give you a time when you call. Same-day is possible if the schedule has room, and emergencies get the 24/7 line.

Opener Services
Chain drives from $350 and belt drives from $430, installed. A belt unit is quieter under a game room or bedroom, and a battery backup still opens the door when a storm knocks the power out.
Spring Replacement
We swap the spring, set the tension so the door balances by hand, then recheck the opener force. Extension springs get a safety cable run through them every time. A single torsion spring usually runs $350 to $650.

On the newer side of Spring, doors rarely die of old age. They wear out from use. A standard torsion spring is built for roughly 10,000 open and close cycles. In a Harmony or Spring Trails house where everybody comes and goes through the garage, four or five cycles a day use that up in well under ten years, and the builder's original springs often weren't sized for that kind of traffic. When we replace one on a busy door, we price a high-cycle spring alongside the standard one and let you pick. More on our spring replacement service.
Around Old Town Spring and the older streets of Champion Forest, age is the problem: original springs, openers built before photo-eyes were required, and extension springs with no safety cable. Then there's the water. Cypress Creek and Spring Creek both cut through the area, and homes near them have flooded in past storms, Harvey in 2017 among them. Floodwater in a garage rusts the bottom section and the track ends and can ruin the photo-eye wiring, so have the door checked before you trust the auto-reverse again.
