Here is what a lot of shops miss about the Humble area. In Kingwood, the “Livable Forest,” the homes sit under a heavy tree canopy and back up to bayous and Lake Houston. That constant damp and shade is hard on steel: springs, rollers, hinges, and cables corrode and bind years earlier than they would on an open lot, and a rusted spring is a spring about to snap. On those homes we lean on galvanized, corrosion-resistant hardware and a real maintenance tune-up. Many Kingwood doors are also 20-plus years old, so we are often having a straight replacement conversation on end-of-life springs and dated openers.
Atascocita, Eagle Springs, and Fall Creek are the other world — mostly newer homes, so they rarely fail from age. They fail from cycle wear. A standard torsion spring is rated for about 10,000 cycles, roughly 7 to 10 years of normal use, but if your double door is the one the whole family uses instead of the front door you can hit that in four or five years — and builder-grade springs are not always rated for it. On those we usually suggest a high-cycle spring upgrade so you are not back here in three years. Different side of the area, different problem, same crew that knows the difference.
